Purchasing a property solely as an investment requires a different approach
then when one is buying their primary residence. There are questions about
operating costs, as compared to realistic rental incomes; and certainly
market timing is always important in the buy-sell cycle. Each investor
brings a unique profile of needs and aspirations, and we work to help
you determine what avenues will best position your portfolio to achieve
those goals. We can help you work with 1031 exchanges, sometimes referred
to as “tax deferred exchange” or “like kind exchange.”
Management
As part of our Investor Program, we help you to manage your portfolio
by marketing your rental properties, and then working to place qualified
tenants in them. We handle all lease paperwork, and can help you offer
your tenants purchase options, if it makes sense for your portfolio.
Exit-Strategy
Selling an investment property isn’t just about putting your property
on the market. We work with our investor clientele to develop exit-strategies
that allow them to maximize both market appreciation and rental incomes,
while minimizing the effects of market downturn. Each client has different
timeframes, and can utilize tools such as trusts and 1031 exchanges in
different ways. It is important that the exit strategy is formulated at
the onset, and adjusted over time to capitalize on earnings.
