At 225 North Columbus Drive, Aqua rises from New Eastside with a presence that still feels freshly Chicago: bold, engineered, a little theatrical, and deeply tied to its setting between the river, the park, the lakefront, and the downtown grid. Completed in 2009, the 82-story mixed-use tower helped give the neighborhood one of its defining architectural signatures.
Designed by Jeanne Gang of Studio Gang, with Loewenberg Architects as architect of record, Aqua is best known for its rolling concrete balconies, which shift across the facade like contours on a map. The effect is visual, but not merely decorative: Studio Gang shaped the slabs in response to views, sunlight, outdoor space, and the dense urban conditions around the tower. The building’s profile brought international attention, earning the 2008 American Architecture Award and the 2009 Emporis Skyscraper of the Year award, among other honors.
Aqua’s environmental story is part of its history as well. The tower is LEED-NC certified, and its design includes one of Chicago’s largest green roofs, water-efficient irrigation, fritted glass, and thoughtful responses to light, shade, and weather. Within the building, indoor and outdoor amenities extend the residential experience beyond the private home, with fitness and recreation spaces, pools, gathering areas, gardens, a running track, and outdoor terraces set high above the city.
The surrounding New Eastside blocks give Aqua its second life at street level. The building overlooks the neighborhood’s central park, with paths, open lawns, dining, retail, and direct connections toward Millennium Park, Michigan Avenue, the Riverwalk, and the lakefront. More than a skyline object, Aqua is a reminder of how Chicago architecture can turn engineering, landscape, and city life into one memorable silhouette.
