The Buckingham occupies a particularly green corner of downtown Chicago, with the layered landscapes of Millennium and Maggie Daley parks to the south and Lake Shore East Park unfolding just beyond the building to the north. Completed in 1982, the 44-story tower predates much of the surrounding New Eastside development, giving it the presence of an established neighbor in a district that has grown dramatically around it. Designed by Fujikawa Johnson & Associates, its disciplined vertical form reflects the architectural pragmatism of its era.
Height is central to the experience at The Buckingham. Depending on their floor and exposure, residences look toward Lake Michigan, the downtown skyline, and the broad sweep of Chicago’s lakefront parks and cultural landmarks. At the top of the building, an indoor pool turns the panorama into part of the architecture; a fitness center, saunas, and outdoor sundeck extend the shared spaces toward the horizon. Additional amenities include a party room, bicycle storage, individual storage, door staff, and on-site garage parking.
Outside, the New Eastside offers an unusual dialogue between towers and open space. The five-acre Lake Shore East Park brings gardens, paths, a playground, water features, and a dog-friendly area to the immediate surroundings, while Randolph Street leads west toward Michigan Avenue and the cultural center of the Loop. The lakefront lies to the east, and the Chicago River is close enough to broaden the neighborhood’s connection to the city beyond its park-lined edges. The Buckingham’s distinction comes from that balance: a straightforward high-rise whose setting supplies the drama.
