This week news broke that another luxury high rise is coming to Chicago's Gold Coast. The Chicago Architecture Blog recently uncovered information (which was later covered and substantiated by several other media outlets) that JDL Development is proposing a new tower for the southwest corner of Walton and State, which is currently an empty lot. The 34-story tower will feature, however, just two units per floor for a total of 67 residences...
In recent days we've twice referenced the dearth of sales inventory and how it's driving prices upward and making it difficult for many who want to buy a home. Now more numbers are showing that "relief" is coming to the market or at least to a segment of it: the very high end...
Yesterday in our real estate round-up we mentioned the year-over-year jump in sales in the city of Chicago and mentioned that inventory levels were having a marked effect on numbers. Specifically, inventory declines in the city were prompting increased prices. The median sale in the city during the month of February was $212,000, a whopping increase of 21 percent over the previous year...
February sales numbers are out and there's some good news: the city of Chicago saw sales volume increase by 3.9 percent year over year. Chicago Association of Realtors President Hugh Rider called the performance a sign of "buyer confidence" and a "spring buying season starting strong." The median sale price was also up to $212,000, an increase of 21 percent over the previous February...
Ah, the eternal question: what's my home worth? Chicago Magazine (working together with Zillow) has published a nifty interactive map that allows you to plug in variables like the property class (condo, house, etc) and area (city neighborhood or suburb). They also report at some length on the comparative increase/decrease in home values and listing prices over the last ten years and peer into their crystal balls to predict increases over the next year...
A new 36-story mixed-use tower has been proposed for River North and could bring more retail, a luxury hotel and apartments to the bustling area. The tower, designed by Skidmore, Owings & Merrill is from New York-based Symmetry Property Developments. They told Crain's the plan on submitting the proposal to the city soon. That proposal includes a Tryp Hotel (part of the Wyndham chain) and a Gibson's Restaurant Group offering...
Housing is perhaps the largest part of any household budget, so its affordability impacts every other part of an individual or family's life. How do you compute affordability anyway? The standard formula that's often used simply compares the median price of a house with the metropolitan area's median income and voila, affordability as a percentage. It's handy because it allows metro areas across the country to be ranked for would-be relocators...
Chicago's landmark Willis Tower, until recently the tallest skyscraper in North America, sold over the weekend for a record-shattering $1.3 billion according to various media reports. The previous record of $850 million was set last year...
One of Chicago's most famous real estate people weighed in this week on the real meaning of the American dream. Once defined as home ownership (though the soft definition could be expanded greatly), Real Estate Mogul Sam Zell defines the dream very broadly as "freedom." "The American Dream is freedom, not a house," he told a crowd at the Peninsula Chicago Hotel on Wednesday night...
Vacation rentals, like the website/service AirBNB, have landlords, condo owners and tenants seeing green in their extra bedroom or sofa - but a recent article from the Chicago Tribune cautions that the practice may be illegal or a violation of association bylaws or leases. With a Grateful Dead reunion concert set for this summer and hotels across the city booked, all sorts of local residents are probably taking a hard look to see if they can bring in a little extra cash...
There's a fascinating peak into a future that never was for Chicago's popular New East Side over on the Chicago Architecture Blog today. As a part of their "Chicago Neverbuilt" series, the blog, which profiles architectural past, present and future in the city, published an extensive report on a plan for the area that became the New East Side. The original plan, by Skidmore, Owings and Merrill (SOM), was put together in the dim mists of the past in the 1960s...

When selected for only single family homes the numbers are different, with Ashburn at 29, Portage park at 27 and Dunning at 25. For more and a nifty graphic, head over to Chicago Agent Magazine ...

Home prices in the Chicago Metro area continued to rise in January, 4.9 percent, continuing a climb that is fueled in part by ever-declining inventory levels. But at the same time the good news for buyers is that affordability is up due to falling mortgage rates. Locally, the prevailing mortgage rate is 4.09 percent, down .12 percent. So, monthly payments and salary requirements are going down even as prices rise...
